CLOSING KING
The Closing King is 8 Taylor's Lane North in Little Compton. This waterfront estate solid for $7.8 million.
A Warwick fixer-up on leased land on Gaspee Point is The Duke. 48 Lane 2 closed for $80,000.
There are 2,350 active single families, condos, multis and pieces of land. 1,340 are singles and 400 are condos. 249 closed and 374 went under contract during the week.
BOOMERS IN CONTROL
New numbers show Baby Boomers are still controlling the housing market across the country, and here in the Northeast. According to the National Association of REALTORS, 42% of all home buyers are 61 to 79, and that demo makes up hapf of the recent home sellers.
In Rhode Island, this group is impacted by the lack of supply of homes for downsizing. So, some are aging in place and waiting. Others are selling and beating young buyers with cash offers for the limited supply of smaller homes and condos.
BATTERY POWERED HOMES
The back-up battery concept for reusable energy powered homesis getting better, and prices are dropping. A battery that can power most of the essentials is now about $4,300.
A single unit can store up to 30 kWh of electricity, and multiple units can be combined for even better backup capacity.
FROM HOT TO NOT
Nashville will be just fine but for now it is a great exampleof a buyer's market shift. It was one of the stars of the real estate rush, but now there are more than twice as many sellers as buyers.
Years of homebuilding, fast home-price appreciation and higher mortgage rates have shifted that market. 3 of the best buyers' market are in Texas. Miami is still number one on the buyers market list.
WALT'S PICK IN THE MILLION DOLLAR RANGE
I love the value in 36 Overlook Drive in North Kingstown. It's a great location, with 2800 square feet.
$1.15 million is the list price for this 3 bedroom, 3 bathroom condo that's on a golf course with great view.
There are 87 active condos and single families in the $980,000 to $1.2 million range. 14 are new listings, 18 went under contract during the week and 10 closed.
WALT'S PICK IN THE MEDIAN RANGE
3 Marigold Circle in North Providence looks like a great choice in the median range. The cape in a culs de sac is listed for $499,000.
This one has 3 bedrooms and 2 bathrooms, coming in at less than $400 a square foot.
There are now 131 condos and single families in the range of $480,000 to $530,000. 105 are single families. 25 of the total are new listings. 9 in this range closed during the week and 26 went under contract.
SPOTLIGHT ON BRISTOL
Bristol offers one of our best New England, waterfront lifestyles, where great neighborhoods, historic streets and a vibrant downtown create a great community. From the harbor to the locally owned shops and restaurants, Bristol invites you to slow down and enjoy the scenery.

Right now, there are only 35 active listings in Bristol, including 21 single families. The median price is just under $640,000. That's down by about 4% from last year.
The Days on Market is now only 19 for Bristol single families. That's down by 4 days from last year.
