WALT'S WINDOW EPISODE 76

by Walt Buteau

We begin episode 76 with some sellers' market wisdom from real estate guru Koki Asasi. "The house you looked at today and wanted to think about until tomorrow may be the same house someone looked at yesterday and will buy today."

Now, The Window.

CLOSING KING

A Bay View Road in Charleston is the Closing King. The 3,200 sqare foot home near the water sold for $3.15 million.

A manufactured home in Burrillville on Woodridge sold for $93,000, as our lowest closing of the week.

2,646 properties are active and 1,518 are single families. 138 closed during the week and 299, including one of mine, went under contract.

RHODE ISLAND BY THE NUMBERS

This snapshot of Rhode Island real estate through last month shows the median sold price remains just above half a million at $520,000. That's up by 7% from last year. The median list price was $590,000 and active listings were up by 7%.

The rent price median is $2,400, which was down slightly. Here's some good news for local renters. The number of available units is up by 15%.

PROPERTY TAX FREE IN FLORIDA

It's the home stretch for the proposal to eliminate property taxesfor more than half of Florida's homeowners. If voters approve Question 3, the owner-occupied homestead exemption will rise from $50,000 to $150,000 in 2027.

In 2028, the exemption would be 250,000. That would erase the tax bill for 60% of the state's homeowners.

HUD CLEANS HOUSE

A HUD investigation focused on fugitives living in public housing led to nearly 500 arrests. "Operation Clean House" cuffed 491 residents with active warrants who had been living in subsidized housing.

The charges included kidnapping a minor, attempted murder, drug trafficking, assault, and burglary. 10 firearms were seized.

WALT'S PICK IN THE MILLION DOLLAR RANGE

900 South Road in East Greenwich is a great choice at $1.1 million dollars. This is a 3,700 square foot 4 bedroom home in a great neighborhood.

The price per square foot is only $299, which is low for any price range.

There are 90 condos and single families in the range of $980,000 to $1.2 million. 13 are new listings, 8 went under contract this week and 11 closed.

WALT'S PICK IN THE MEDIAN RANGE

Let's go with 89 Croade Street in Warren as the best choice in the median range. This is a new construction condo with 1,300 square feet of space and a garage. It's listed for $525,000.

There are a lot stairs in this 3-level condo, but it will get you stretched out and ready for one of our best walkable communities in wonderful Warren.

There are 184 active single families and condos between $480,000 to $530,000. 26 are new listings. 20 closed and 19 went under contract during the week.

SPOTLIGHT ON EAST GREENWICH

There’s something special about calling East Greenwich. Ask anyone who lives there. Stroll along historic Main Street, where charming boutiques, inviting cafés and great restaurants create a lively village atmosphere.

Then you can wander down to Greenwich Cove for waterfront dining and beautiful harbor views, or catch a concert at Academy Field. With picturesque neighborhoods and a welcoming community, this town offers coastal charm and small-town living.

There are 73 properties on the market in EG. That includes 40 single families and a great selection of 19 condos. The least expensive option is a $275,000 condo on Main, while a colonial on Kenyon is the highest priced listing at $3 million.

The median sale price here is about $350,000 higher than the state median but down by 5% from 2025.

The median Days on Market is down to 18 days! That's a week faster to sell than the end of last year.
