CLOSING KING

A Westerly "cottage" is the biggest closing of the week. The King on Fenway Road sold for just under $7 million. The cottage has 4,600 square feet and stunning views.

Your Duke is in Coventry's Westwood Estates. $160,000 closed a deal for a manufactured home with 2 bedrooms, 2 bathrooms and 1,100 square feet of space.

203 properties closed during the week. That's down by 50. The total actives remains in the 2,100 range. The number of single families is also steady at just over 1,200 and there are 360 active condos.

MILLENNIALS GETTING HELP FROM BOOMER PARENTS

Millennials are the most rapidly growing segment of luxury real estate buyersso far this year. And many are thanking their Baby Boomer parents who are providing "gifts" for down payments and more.

If the trend continues it woud develop into an unprecendented transfer of wealth. Millennials are now between the ages of 30 and 45 years old.

CONNECTICUT INVESTORS LOOKING NORTH

Real estate prices and taxes are alway relative, and that could be one reason we're seeing an influx of buyers from Connecticut.

Of course, our beaches are also far better than the anything in The Nutmeg state. All of the above is said to be contributing to a new batch of Rhody buyers.

POTENTIAL LIMIT FOR INVESTORS STILL TOO HIGH?

The Senate voted 85-5 to pass a bipartisan affordable housing bill that would limit the number of single-family homes major investors can own.

After months of debate,the final version sets a 350-unit cap but removes the seven-year sell-by provision. The country is said to have a shortage of over 4.7 million homes. 350 each still seems high to me, plus I wonder about the big-timers setting up multiple companies.

WALT'S BEST MILLION DOLLAR OPPORTUNITY

Let's go top shelf for my weekly favorite between $980,000 and $1.2 million. 1158 Sisson Road in Coventry is listed for $1.2 million but you get 3,000 square feet, a built in pool and more than 8 acres!

Plus, look at that second floor porch overlooking the water. Let's dive in to this one.

13 new condo and single fam listings in this range bring the total to 90. 13 closed during the week, while 23 went under contract.

WALT'S BEST MEDIAN PRICED HOME

I love the new construction condos at 2907 Post Road in Warwick in the Greenwood Proper complex. 1,600 sqaure feet plus another 800 in the basement for $490,000.

That's less than $300 a square foot. That's a great deal for new construction. Let's go see it.

There are 111 condos and single families in the median range of $480,000 to $530,000. 37 are new listings, and 23 went under contract.

SPOTLIGHT ON NORTH PROVIDENCE.

North Providence gives you a great mix of convenience, affordability and community. Just about everything you need is right there on Mineral Spring and anything else is just a short drive away. RI's 8th most populated community would be a great place to live for anyone communting to Boston or the surrounding area.

The real estate market continues to appeal to buyers who appreciate value and accessibility. Plus, there's a great combination of ranches, capes and colonials mixed in with multi-families and a good supply of condos. In fact, there are more condos on the market here than single family homes. Parks, restaurants and a variety of established neighborhoods complete the picture.

Now, the numbers. The median price here is a solid $50,000 under the state number. It's now $455,000, up by about 4% from last year.

There are a total of 65 pieces of property on the active list in this town of 34,000 but only 19 are single families. Here's a number that surprises me. There are 31 active condos in NP. 31!

Houses are still selling fast here. 23 Days on Market is the median. That's only 2 days slower than '25.
