We start with wise words from The Oracle, Warren Buffet. "Someone is sitting in the shade today because someone planted a tree a long time ago."
So, lets find a property for you to plant that tree. But first, The Window.
CLOSING KING
133 Ferry Road in Bristol is the king, closing at $4.2 million in cash. That bought 3,800 square feet on an acre, right on the water.
A commercial condo on Phillips Street in North Kingstown is dubbed The Duke, selling for $145,000.
After 250 closings, and 447 that went pending, there are 1,775 active properties for sale. The number of single families went up to 1,009. There are 255 active condos.
MILLIONS MORE FOR RI BUYERS,
The Rhode Island Investment Commission added $80 millon to the RI AnchorHomeprogram. AnchorHome has helped 60 families secure more than $21 million during its first phase.
AnchorHome allows lenders to eliminate Private Mortgage Insurance (PMI), offer under-market interest rates and give down payment assistance. Call me and I will fill you in.
THE MILK CAN HITS THE MARKET
The iconic milk can on 146 is now on the market as part of a package of properties for $7.5 million.
The roadside landmark is on one of 4 pieces of land that add up to 5.5 acres. There's another 8,800 square feet of space in another structure that includes a loading dock. But the star is that jug and we can only hope the buyer decides to save it. Stay tuned.
$4,000 A SQAURE FOOT FOR A CAPE ON THE VINEYARD
A 30-year old cape with less than 1,500 square feet of space just sold for nearly $6 million. It was the closing king in Mass for the week. Did I mention it's on Martha's Vineyard? Details, details, details...
Yes, the Vineyard is hot even in the chilly Spring. The island was also recently home to a pair of $15 millon dollar sales in a matter of days. The cape you see above could be a tear down, secured for a mere four grand a square foot.
RI's BEST MILLION DOLLAR OP
I'd also take a closer look at 3 Haines Park Road. 4,700 sf of space in this Barrington home--listed for a thousand bucks under a million.
14 new listings in the $980,000 and $1.2 million range keep the total steady on 65. During the week, 20 went under contract and 7 closed.
WALT'S PICKS FOR BEST MEDIAN PRICED HOMES
17 Plant Street in Cumberland looks pretty good. $499,900 for a home 2,200 square foot home that's tucked onto a smallish lot.
40 Jackson in East Providence looks like another great option at $495.000. Cute house with waterviews.
The number of active single families and condos between $480,000 to $530,000 is 94. 40 are new listings, 43 went under contract and 30 sold during the week.
SPOTLIGHT ON NEWPORT
Newport is a wonderful place to visit and live, and it's about to get very hectic since it's a favorite coastal desitnation for locals and tourists from all over. This storied city by the sea captivates us with its world-famous Gilded Age mansions, beaches and harbor that's lined with dining and shopping options.
The real estate market features everything from charming colonials and capes in tree-lined neighborhoods to stunning oceanfront estates with amazing waterviews. There's also a great collection of condos here.
So, let's take a glance at the numbers. There are 62 actives. That includes 33 single families and 20 condos. Another 13 are multi-family homes.
At the top of the list sits one of the most expensive single family homes in the state. 601 Bellevue is right out of the Gilded Age and listed for $18 million.
The median sold price for Newport condos is $400,000. For single families, 2025 ended with a median of $500,000. Both numbers are up slightly from last year.
The median Days on Market (DOM) is the same for condos and single families at 29, up slightly from last year.
We've started 2026 with the spotlight Newport, Middletown, Portsmouth, Tiverton, East Greenwich, Narragansett, Coventry, North Kingstown, South Kingstown, Warwick, Cranston, Providence, Pawtucket, Barrington, Bristol, Warren, East Providence and Providence.
