WALT'S REAL ESTATE WINDOW
by Walt Buteau
We start with a great point from Australian financial analyst Paul Clitheroe:
“Before you start trying to work out which direction the property market is headed, you should be aware that there are markets within markets.”
That idea is critical when looking at the Rhode Island real estate market.
Real estate is different in every community. National and statewide housing data rarely tell the full story about pricing, demand, and movement in your neighborhood. Every town—and often every zip code—has its own trends.
🏆 Closing King | Newport Real Estate
381 Gibbs in Newport is crowned King this week.
The 5,240-square-foot home sold off-market for $5.7 million, highlighting continued strength in the Newport luxury real estate market.
At the other end of the spectrum, a gutted multi-family at 115 Railroad in Woonsocket sold for $142,000—a potential value play for investors looking for equity upside.
📊 Rhode Island Housing Market Snapshot
- 164 closings this past week
- 400 properties went pending
- 1,751 active listings (single family, condos, multi-family, land)
- 967 active single-family homes
- 264 active condos
Inventory has ticked up slightly, but remains relatively tight across most Rhode Island markets.
🏗️ Housing Shortage Debate
How many homes do we actually need?
- White House estimate: 10 million home shortage
- Realtor.com estimate: 4.03 million homes
- Federal Reserve (St. Louis): 3–5 million homes
While the numbers vary, the takeaway is consistent:
👉 The U.S. housing market remains undersupplied, which continues to support home values over time.
⚠️ Real Estate Fraud on the Rise
According to the FBI Internet Crime Report:
- $275 million in real estate fraud losses last year
- 12,300+ complaints
- Cases increased by 3,000 year-over-year
While still below the 2022 peak of $397 million, the trend is moving upward again.
Key takeaway: Buyers and sellers should prioritize clear communication and verification throughout every transaction.
🌎 National Market Trends | Northeast Lagging
None of the top 10 hottest U.S. housing markets are currently in the Northeast.
- Kansas City pending sales: +15%
- Washington, D.C., Virginia, Raleigh: ~10% growth
The Rhode Island real estate market remains steady—but not overheated.
